KDHamptons: Please share some of the details about the home?

Michael Davis: It is on a very rare 7.5-acre lot abutting agricultural reserves on 2 sides, which ensures forever rural views. The English farmhouse is 9,300 sq.ft. plus a 3,400 sq.ft finished lower level; 8 bedrooms, 8 bathrooms; 3 half baths, 3-car garage; custom-built kitchen with Coffered ceiling; elevator servicing 3 floors; finished lower level with gym, steam room, sauna, rec room with fireplace, professional home theatre and wine room; 60ft heated saltwater pool; poolside pergola; sunken tennis court with basketball goalsetter; Crestron control panels for audio/video & home automation. In addition, there is a 1,500 sq.ft. Carriage house, a 1,400 sq.ft. pool house which includes a spa area.

KDH: [laughing] That’s it?? Can you share some specific bells and whistles that we don’t necessarily see?

MD: Sue, the home has solar electricity and geothermal heating and cooling, bluestone pool patio is cooled by underground piping, which circulates the warm water generated by the sun warmed stone into the pool, thereby heating the pool and cooling the bluestone as the pool water is re-circulated under the patio. Also, I moved a fully restored English barn dated 1750 from a half acre lot down the street on to the agricultural easement that is part of the property.

KDH: How did you acquire this large piece of property? Was there an old farmhouse here that you tore down?

MD: No, about 10 years ago I purchased 10 1/2 acres of farmland and subdivided the parcel into 2 lots: one of which is the 7 ½ acres that this house stands on. [oh phew, KDH readers can still buy the other lot!]

 

KDH: Is finding a tear down on a great piece of property still the big trend for master builds? What do you think the big clients are focused on now?

MD: [not always] Prices for land or tear downs are actually 25% higher than in 2007, when they were at their peak. 2010 was a record year for us and this year we are 26% ahead compared to the same period last year. This is an endorsement of our unique design-build service, which homeowners are finding gives them better value than the conventional architect-builder process.

KDH: Why do you think Sagaponack is the place to build, and billionaires to buy homes?

MD: I love Sagaponack because there is nowhere else in the Hamptons where farm fields meet the ocean~ which reminds me of my home country, England. Sagaponack Village has a unique rural feel with incredible light and open skies, lower density zoning as compared to the neighboring hamlets and towns. It also has the most ocean frontage and beach per capita. Lastly, the relatively low property taxes are a bonus!

 

KDH: How long did it take to build such a massive project?

MD: All our houses are built in a year from the time the foundation is set.

 

KDH: When the project was finally complete, how did you celebrate the build?

MD: Once the barn was up, we had a great Ho-down to celebrate my 60th!
